
The developer of the old Bothwell Ranch on Oakdale Avenue has applied to the Woodland Hills Warner Center Neighborhood Council with a plan to create Oakdale Estates on the property.
The 14-acre original valley orchard was sold in 2022.
Councilman Bob Blumenfield was instrumental in working with the property owner to get just over four acres donated to the Mountains Recreation Conservation Authority for open space.
The developer, Borstein Enterprises, is proposing a private, gated community with 21 two-story, single-family homes. The gated street will intersect Oakdale Avenue and provide access to all 21 homes.
The council’s Planning, Land Use and Mobility (PLUM) Committee recommended that the full council support the proposal, having found that it adheres to the Canoga Park Winnetka Woodland Hills West Hills Community Plan. PLUM also found that the developer incorporated resident concerns concerning water runoff on the north side of the development. They did suggest the approval with the developer’s agreement to fulfill the request of no or limited parking on Oakdale during construction. The developer also agreed to leave two rows of trees standing along the street side of the project so neighbors’ views would not change.
